A Spanish style bungalow built in 1923 sits on a sloped site in northeast LA. Interior and exterior renovations will split the single family residence into two apartments in section along the slope - the original front house facing the street and the garden accessory dwelling tucked below facing the back yard. Turned away from each other, each unit is oriented instead toward its own exterior patio connecting its indoor and outdoor rooms.
While both homes look to familiar Spanish mission style design elements, the front house intends to seamlessly absorb new improvements into its original design and details while the back apartment reinterprets these features with lighter modern lines and materials. A mix of old and new, restoration and adapation, is explored in the built-ins, patterned tiled surfaces, metals, and wood joinery throughout.
